Booking Terms


Variances can be agreed on but only by arrangement with the owner in writing.


A deposit of $300 is required to secure the booking. Payment of the rental deposit constitutes the client acceptance of the terms and conditions. This amount will act as the refundable bond for the property.

Balance of the rental amount must be received in full 7 days prior to the occupancy. If not the agent has the right to cancel the booking and attempt to re let Tulluc Cottage.


If the cancellation is cause by the client, money paid is not refundable unless the house is re-let for the entire period.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances. E.g.: damage to property etc.

To maintain an excellent standard for our guests we require certain conditions to be complied with. We appreciate most guests will respect the property but the occasional abuse requires that we state the following conditions.

Number of guests

The number of guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the agent in advance. No campers.

Parties and Functions

Parties and functions are striclty prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage, removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond, eviction and/or additional payments.

Damage, Breakages, Theft and Loss

The tenants are responsable for all damage, breakages, theft and loss during their stay. The owners take no responsability for the tenant's personal property.


Check in is after 4pm, guests will be advice of checking procedure via email prior to arrival.


The property should be left in a similar state to its condition on arrival. Flexible check out may be available on request. Our standard check out time is 12 noon.


Disturbance to our neighbours including excessive noise is prohibited and may result in termination of rental and loss of bond.

An agreed bond of $300 is payable at the time of booking. The bond will be refunded within 48 hours of departure subject to the above conditions being met. The bond is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared, etc.

All of our properties are NON-SMOKING. Extra cleaning charges will apply for cleaning of lounge suites/ carpets/ bedding if found this required from cigarette smoke.
